Paris Market Update

Slight rise in market prices since April

As assumed at the beginning of this year by the Notaries de Paris, Parisian property prices have risen slightly since April, implying a likely increase in real estate activity for the region this summer. However, prices have stabilised since Flat Hunter's last report, keeping things quiet in the world of real estate at this time. Favorably, according to CNBC, today's Parisian real estate prices are reassuring for prospective apartment-buyers, which is especially true when comparing prices to other major capital cities such as London, New York, Moscow and Tokyo. All in all, although 2009 has, thus far, seen slight growth, it is unlikely that prices in Paris will fluctuate sporadically this year. Note that the Notaries de Paris has not realized reportable or notable observations in price changes throughout Paris' arrondisements, and for that reason has not released data different from its most recent report (made in April). It is for this reason that we, Flat Hunter, project unmoving traffic for Paris' real estate in June.

As in the Flat Hunter April 2009 newsletter, Paris' 6th arrondisement remains in the real estate spotlight, seeing the most attention from buyers and sellers, resulting in ever-increasing prices since February. This pattern will likely stand since the area is a hot spot, main attraction, drawing in Parisians and tourists alike: cafés, restaurants, art galleries, and the infamous Jardin du Luxembourg.

The most recognized improvement in buying activity since February 2009 has occurred in the 10th arrondisement, likley due to its recent development of sidewalks and bicyle lanes, as well as the area's newly planted trees and gardens, bait for those looking for a fullfilling, summertime escape in a city engrossed with non-stop business. The 18th arrondisement has also seen growth in prices during May. With the beautiful Basilique du Sacré Coeur, the bustling markets of Monmxartre, and the melting-pot communities of Paris' northern neighborhoods, it's nearly impossible not to like the area.
